The Maharashtra Housing and Area Development Authority has started its much-awaited housing lottery for 2026.
From March 30, applicants can register online to try their luck for 2,640 flats across different parts of Mumbai.
The process was officially launched by MHADA’s Vice President and CEO, Sanjeev Jayswal, marking the beginning of this year’s affordable housing opportunity.
Flats Available Across Mumbai
The lottery includes homes spread across some of Mumbai’s key locations.
These include areas like Vikhroli, Goregaon, Borivali, Chembur, Bandra, Ghatkopar, Dadar, Wadala, Mazgaon, and Powai.
In total, 97 housing projects are part of this lottery, offering a wide variety of options for homebuyers in different parts of the city.
Pricing, Condition and What You Get
All flats are being offered under MHADA’s existing pricing rules and will be given on an “as is” basis.
However, there’s some relief for buyers. MHADA has confirmed that:
Any necessary repairs will be completed before possession
Pending dues like property tax or maintenance will be cleared
This ensures that buyers receive homes without hidden financial burdens.

A mobile number linked with Aadhaar
A valid email ID
You’ll also need these documents:
Aadhaar card
PAN card
Domicile certificate (15 years residence in Maharashtra)
Income proof (ITR or Tehsildar certificate for 2024–25)
Visit Flats Before You Apply
To help buyers make better decisions, MHADA is allowing site visits before applying.
Location details of all projects will be available online, and contact details of staff at each site will also be shared.
This makes it easier for applicants to inspect flats and get assistance if needed.
