The Delhi Development Authority has given a big relief to homebuyers.
From now on, buyers will not have to pay extra for parking in new and ongoing DDA housing projects.
There will be no separate charges for car or scooter parking.
The cost will already be included in the flat price.
This decision has been approved by the DDA Vice Chairman and is effective immediately.
No More Separate Parking Charges
Earlier, buyers had to pay separately for car garages, scooter garages, covered parking, or open parking spaces.
These charges were added on top of the flat’s price.
Now, DDA has changed the system.
The cost of parking will be added to the total construction cost of the housing project.
This total cost will then be used to calculate the Plinth Area Rate (PAR) of the flat.
In simple terms, parking is now part of the overall flat cost.
Buyers will not see a separate parking fee in their payment breakdown.
What Was the Old Rule?
Under the earlier system, parking costs were calculated separately as per a circular issued on December 1, 2025.
The cost of a car or scooter garage was calculated using a formula based on:
The plinth area of the garage
60% of the PAR
Depreciation
If the engineering wing gave a separate parking cost, that amount was used.
If not, 60% of the PAR was considered for parking construction.
Even the land cost of parking was calculated separately using the plinth area, PDR rate, and land factor.
Now, most of these complicated calculations have been removed.
Everything is bundled into one final cost.
Which Housing Schemes Will Benefit?
The new rule will apply to these ongoing schemes:
DDA Karmayogi Awas Yojana 2025 (FCFS)
DDA Towering Heights Karkardooma Housing Scheme 2025 (E-Auction)
DDA Nagrik Awas Yojana 2026 (FCFS)
DDA Towering Heights Karkardooma Housing Scheme 2026 (FCFS)
It will also apply to all future DDA housing schemes.
Will Buyers Get a Refund?
Yes.
If buyers have already paid separate parking charges under these four schemes, DDA will either refund the amount or adjust it in future installments.
For many homebuyers, this move brings clarity, fewer hidden costs, and a more transparent pricing system.
