The Yamuna Expressway Industrial Development Authority (YEIDA) residential plot scheme, which had been delayed for nearly three months, has finally received approval.
The issue was resolved after discussions with the Uttar Pradesh Real Estate Regulatory Authority (UP RERA), and YEIDA has now agreed to follow all the conditions set by the regulator.
After completing the RERA registration process, the residential plot allotment scheme is expected to launch in February 2026.
This could be a good opportunity for people who want to own land and build a house near the upcoming Noida International Airport.
Location and Number of Residential Plots
This scheme is especially important for people interested in building homes near the fast-developing area around Noida International Airport.
According to reports, 973 residential plots will be offered in Sector 15C, Sector 18, and Sector 24A.
One notable point is that plots in Sector 15C are being offered for the first time under a YEIDA residential scheme.

Why the Scheme Was Delayed
The scheme was initially submitted for approval to the Uttar Pradesh Real Estate Regulatory Authority at the start of the year. However, the registration was delayed because of two main issues.
The first issue was related to the lump-sum payment condition, which had already been decided earlier. The second and bigger dispute was about the lease agreement versus the lease deed.
RERA suggested that, similar to builder projects, a lease agreement should be signed after the plot is allotted.
On the other hand, YEIDA believed it would be more practical to directly execute a lease deed at the time of possession.
After discussions, the YEIDA board agreed to RERA’s condition. Now, the lease agreement will be implemented after plot allotment, and all objections have been resolved. The registration process is currently in its final stage.
Payment Terms and Extra Costs
Applicants will need to pay 10% of the plot price as a registration fee at the time of application.
The remaining 90% of the amount must be paid in a lump sum within 60 days after allotment.
Since a lease agreement will now be implemented, allottees will also have to pay additional charges such as stamp duty and other related fees.
Why This Scheme Is Important
The residential plot scheme is expected to attract strong interest because the Noida International Airport is likely to become operational around February 2026.
Once the airport starts functioning, real estate development in the surrounding areas is expected to grow rapidly.
