Digital Ownership: Every Bengaluru Property Must Have e‑Khata

Residents of Bengaluru can now easily get their e-khata, Karnataka’s digital property ownership certificate, without visiting municipal offices in person.

As per the Bruhat Bengaluru Mahanagara Palike (BBMP), the final e-khata is issued within 48 hours after an application is submitted.

Bengaluru Residents Can Get e-Khata Online Without Visiting Offices

The e-khata is a digital version of the traditional khata certificate. BBMP and other local bodies started offering it online from October 2024.

Property owners can now apply for, download, and verify their e-khata completely online—no need to visit a BBMP office.

Those who don’t have a khata yet can apply through the E-Aasthi portal at bbmpeaasthi.karnataka.gov.in.

To apply, users need to upload key documents such as:

  • Aadhaar number

  • Sale deed or registration number

  • A recent property photo

  • Encumbrance Certificate (EC) from the registration date up to October 31, 2024

Applicants must also enter their property details, upload tax and ownership documents, confirm their property location on an interactive map, and complete Aadhaar eKYC to verify their identity and address.

After the application is submitted, BBMP officials will review it. They may conduct a site visit if needed.

If everything is in order, the e-khata is usually issued within two days.

BBMP Has Issued Nearly 2.75 Lakh e-Khatas Since Digital Rollout

Since the launch of the digital khata system in October 2024, BBMP has issued about 2.75 lakh e-khatas.

To improve service and speed up processing, BBMP has introduced a new initiative involving local and young entrepreneurs in the city.

These individuals can register on the BBMP website to help residents complete their e-khata applications and earn income through the service. No registration fee is required to join.
