118 MHADA Flats up for Sale in Mumbai (Check Prices)

The Maharashtra Housing and Area Development Authority (MHADA) has started the online sale of 118 flats in Mumbai under its First-Come, First-Served (FCFS) scheme.

The sale went live at 11 am on February 17 on MHADA’s official website.

These flats were earlier part of lottery schemes but remained unsold.

Now, instead of a lottery, buyers can directly book a flat — but only if they act fast and complete the process first.

The homes are spread across prime Mumbai locations such as Kandivali, Charkop, Shimpoli, Antop Hill, Wadala, Powai, Malad, Mankhurd, Ghatkopar, Vikhroli, Byculla, Tardeo, Lower Parel, Sion, Juhu and Andheri.

Prices vary widely.

The cheapest flat costs around Rs 38 lakh, while the most expensive one, located in Tardeo, is priced at over Rs 8 crore.

Originally, MHADA had planned to sell 120 flats starting February 5.

However, due to a technical issue, the launch was delayed and the final number of flats has been reduced to 118.

How The Online Booking And Payment Works

From March 4, applicants can submit their online forms, pay the application fee and security deposit, and select their preferred flat.

Once a flat is selected, the buyer must pay 10 percent of the total cost within 48 hours.

Missing this deadline could mean losing the booking.

If you plan to take a home loan, you must upload a pre-sanction letter from your bank or financial institution through your login ID.

After this, MHADA will issue a No Objection Certificate (NOC) in the bank’s name.

The allotment letter and possession letter will only be issued after the full flat cost and stamp duty are paid.

Who Can Apply? Check Eligibility Rules

To apply, you must be at least 18 years old and an Indian citizen.

A Maharashtra Domicile Certificate is mandatory.

The certificate should be issued after January 2018 and must carry a barcode.

For single applicants, Aadhaar and PAN cards are required.

If you are married, your spouse’s Aadhaar and PAN details must also be submitted.

In case of divorce, a certified copy of the court’s final judgment is compulsory.

If an appeal has been filed, its copy must also be uploaded.

MHADA will not hand over possession of the flat without the final court judgment.

With limited flats and high demand locations, interested buyers may need to move quickly to secure their preferred home.
