The Delhi Development Authority (DDA) has made it easier for flat owners to carry out minor home improvements.
Under the revised policy, several small alterations can now be made without taking prior approval from the DDA.
The move is expected to save homeowners time and reduce paperwork while allowing them to make routine changes to their homes more conveniently.
Changes You Can Make Without DDA Permission
According to the new rules, flat owners can carry out several minor modifications without seeking approval. These include:
Installing grills or glazing in balconies and verandas.
Extending courtyard walls up to 7 feet using mesh or grills.
Changing the location of doors, provided common pathways are not blocked.
Installing sunshades.
Increasing the height of balcony railings.
Installing PVC water tanks.
Changing flooring.
Carrying out waterproofing work.
Making small openings for air conditioners or exhaust fans.
Installing EV charging points.
Constructing ramps where required.
These changes are considered minor and do not require prior permission from the DDA.
Which Changes Still Need Approval?
While the rules have been relaxed for minor works, major structural changes will still require approval from the DDA or the Municipal Corporation of Delhi (MCD).
Permission will be required for modifications such as:
Adding a sloping roof.
Shifting the kitchen, bathroom or toilet.
Installing solar panels where approval is required.
Extending a common staircase to the terrace.
Partially covering a courtyard.
Any major structural alteration or reconstruction of the flat.
These changes require approval because they could affect the building’s structural safety or impact common facilities and services.
Why the New Policy Matters
The revised policy gives DDA flat owners greater flexibility to carry out everyday improvements without going through a lengthy approval process.
However, homeowners should remember that any modification affecting the building’s structure or shared areas must still follow DDA and MCD regulations.
Before starting any major construction work, it is advisable to obtain the necessary permissions to avoid legal issues later.
