If you’re planning to buy a plot, house, or any other property in Noida, don’t make the purchase without checking the land records first.
The Noida Authority has issued a public warning asking people not to buy or sell land in certain areas.
According to the authority, several of these lands have already been acquired by the government, but illegal construction and encroachment are still taking place.
Buying property in these locations without proper verification could lead to legal and financial trouble in the future.
Which Areas Are Covered by the Warning?
The advisory applies to land in the following villages:
Bhangel Begampur
Hajipur
Salarpur Khadar
The Noida Authority has also listed specific Khasra numbers that fall under government records.
Salarpur Khadar: Khasra numbers 700–711, 723, 724, 728–735, 745–752, 759, 760, 762–764, 779, 780, and 795–798.
Bhangel Begampur: Khasra numbers 176, 178, 217, 221, 223, 225, 226, 247, 250, and 251.
To help people identify these properties, the authority has also released maps and satellite images showing the affected land.
Why Has the Noida Authority Issued This Alert?
According to the authority, some land mafias and encroachers have illegally built structures on government-acquired land in Salarpur Khadar, Bhangel Begampur, and Hajipur.
The authority has already carried out demolition and sealing drives against such illegal constructions.
FIRs have also been registered against several people involved.
Officials have made it clear that no building plans have been approved for these lands.
As a result, any house or plot built there will not be considered legally valid.
The authority has also said that basic civic facilities such as electricity, water supply, roads, and drainage will not be provided for these illegal constructions.
What Should Property Buyers Do?
If someone offers you a plot or house in any of these areas, do not rely only on verbal assurances.
Always verify the land records, ownership documents, and Khasra number before making any payment.
For example, if a property falls under Khasra number 730 in Salarpur Khadar, it comes under the authority’s warning and should be verified carefully.
Buying such a property could lead to serious problems later, including demolition of the building, legal disputes, and the loss of access to government-approved civic facilities.
Before investing in any property, make sure all documents are properly verified to avoid unnecessary risks.
