UPAVP launches 157 Plot Scheme in Ghaziabad

Millions of people living in Delhi-NCR dream of building their own house.

The Uttar Pradesh Housing and Development Board has launched its first residential plot scheme in Siddharth Vihar Sector 10 in Ghaziabad

Online registration for the scheme started on March 3, 2026, just before the festival of Holi.

Under this scheme, 157 residential plots are being offered in a well-planned colony with good connectivity and government backing.

The scheme is expected to benefit many middle-class families who want to build their own home or invest in property.

According to officials, the project is located close to NH-9 and the Delhi–Meerut Expressway, making travel easy from Delhi, Noida, and other parts of Ghaziabad.

Two main plot sizes are available in the scheme:

72 sq m plots (56 plots in total)

Base price for general category: Rs 93.29 lakh

Park-facing or corner plots: Rs 97.96 lakh

Corner plots on roads wider than 18 metres: Up to Rs 1.04 crore

Registration fee: Rs 9.33 lakh (General category)

Registration fee: Rs 4.67 lakh (Reserved category)

112.5 sq m plots (101 plots available)

Base price for general category: Rs 1.45 crore

Park-facing or corner plots: Rs 1.52 crore

Corner plots on roads wider than 18 metres: Up to Rs 1.63 crore

Registration fee: Rs 14.57 lakh (General category)

Registration fee: Rs 7.29 lakh (Reserved category)

This is the first time such a residential plot scheme has been launched in Siddharth Vihar.

Earlier, the focus in this area was mainly on flats and group housing.

With this scheme, buyers will have the freedom to design and build their own homes according to their needs.

All plots will be allotted through a transparent lottery system to ensure fairness.

One of the biggest advantages of this scheme is that it is backed by a government authority.

The project is also registered with Uttar Pradesh Real Estate Regulatory Authority, which provides additional legal protection to buyers.

Basic facilities such as roads, electricity, water supply, sewer systems, and parks will either be available or developed soon in the colony.

Another key benefit is affordability.

In many private colonies across Delhi-NCR, plots of similar size are often much more expensive.

Since this is a government scheme, buyers may also face fewer legal complications.

The scheme also offers support to reserved categories such as SC, ST, OBC, and EWS, who receive 50 percent concession on the registration fee, making it easier for more families to participate.
