Buying or selling land in Bihar will soon become much easier. Many people currently face court cases because of incomplete details or fake documents during land registration.
To stop such disputes, the Nitish Kumar government has introduced a major reform starting April 1, 2026.
Under the new rule, people will no longer be able to register land by giving limited information. Instead, 13 important details must be provided before registration can proceed.
This reform is part of the Chief Minister’s “Saat Nischay-3” programme, which aims to make land registration transparent and simple for the public.
The Revenue and Land Reforms Department and the Prohibition, Excise and Registration Department of Bihar have jointly sent strict instructions to all District Magistrates (DMs).
The government believes that incomplete information during registration later causes legal disputes. With this new system, buyers will know all land details in advance and avoid future problems.
13 Mandatory Details Required for Land Registration
From April 2026, applicants must log in to the e-registration portal and fill in the following 13 details:
Name of the Registration Office
Circle
Village name
Police Station number
Account number
Khesra (plot) number
Total land area
Land boundaries (neighbouring land details)
Khatian details
Name of Khatian Raiyat
Buyer’s name
Seller’s name
Type of land (agricultural or residential)
Only after entering these details will the application move forward.
Government Verification and SMS Updates
A key feature of the new system is that the government will verify land details itself.
Verification option: Buyers can request verification of updated land records.
CO investigation: The request will automatically go to the Circle Officer (CO) or Revenue Officer.
10-day timeline: The officer must verify the complete land record within 10 days and send the result via SMS.
Auto-forward system: If no objection is found within 10 days, the details are treated as correct and the application automatically reaches the registry office.

Many people currently buy land without proper checking and later discover wrong plot numbers or fake ownership. The new system aims to stop such problems.
