Maharashtra Property Registration Needs Aadhaar Verification

Maharashtra Property Registration Gets New Rule

According to the notification cited in the source, Aadhaar authentication is required for the registration of immovable property documents.

The rule covers 63 types of documents, including sale, purchase, mortgage and partition-related documents.

Revenue Minister Chandrashekhar Bawankule said the measure was taken on the instructions of Chief Minister Devendra Fadnavis and has been notified in the gazette.

The Maharashtra government lists Bawankule as the state’s Revenue Minister and Fadnavis as Chief Minister.

The stated objective is to strengthen identity verification and reduce the possibility of fake parties or witnesses being used during property transactions.

What If You Do Not Have Aadhaar

The new process also provides an option for applicants who do not yet have an Aadhaar number.

Such applicants are required to provide proof that they have applied for Aadhaar, along with another government-issued identity document and proof of their relationship with the person involved in the transaction.

The submitted documents and identity details will need to be verified before the registration process is completed, according to the notification described in the source.

Maharashtra government portals already provide Aadhaar-based authentication as well as non-Aadhaar registration processes for some services, with identity and relationship documents required in the non-Aadhaar process.

Special Rules for Children

The new provisions also address cases involving children below 18 years of age. Aadhaar enrolment applications for children can be made with the consent of their parents or legal guardians.

The government has clarified that the absence of an Aadhaar number by itself will not result in denial of registration for a child or an eligible beneficiary covered by the applicable provisions.
