Agra Plot Scheme 2026 is set to offer people looking to build their own homes an opportunity in two planned townships being developed by the Agra Development Authority (ADA).

The proposed townships are Gomtipuram and Godavaripuram under the Greater Agra development plan.

Gomtipuram is planned across around 49 hectares, while Godavaripuram will cover approximately 42.28 hectares.

The projects are being developed as planned townships rather than simply as residential plots, with provisions for roads, water, electricity, drainage and connectivity.

Agra Plot Scheme 2026 Application Timeline

The application process is expected to begin in the first week of October 2026, according to the current plan.

Applicants may get around one month to submit their forms, after which ADA is expected to check the submitted documents.

If any mistakes are found during the verification process, applicants may be given an opportunity to make corrections.

After the checking process is completed, plot allotment is expected to take place through a lottery in December 2026.

However, the final application dates, eligibility conditions and other rules have not yet been officially announced.

Applicants should therefore wait for the official notification and brochure before making any payment or taking a final decision.

Plot Price Is Not Yet Final

A previous Gangapuram-Narmadapuram scheme had LIG plots of up to 100 square metres priced at Rs 33,000 per square metre, making the cost around Rs 33 lakh.

This earlier price should not be treated as the confirmed price for Gomtipuram or Godavaripuram.

The final price of plots in the new townships is yet to be confirmed.

Apart from the basic plot cost, buyers may also have to consider registration, processing, development charges, taxes and other expenses.

The total budget can therefore be considerably higher than the advertised plot price.

Buyers planning to construct a house should also account for future construction expenses and any loan-related costs.

What Buyers Should Check Before Applying

People interested in these townships should first examine the official brochure once it is released.

Important details include plot sizes, eligibility, pricing, payment conditions, allotment rules and the lottery process.

The exact location of a plot is also important.

Buyers should check road connectivity and the availability or planned development of water, electricity, drainage, public transport and other essential facilities around the township.

Applying for the scheme does not guarantee that a plot will be allotted.

The allotment is expected to depend on the applicable eligibility conditions and lottery process, so applicants should understand the rules before submitting their forms.

Is the New Township a Good Investment?

A planned township can be considered by people who want to build their own home or are looking at a long-term property investment.

However, simply being part of a government-backed development plan does not guarantee that property prices will rise.

Future property values can depend on factors such as connectivity, actual infrastructure development, local demand, employment opportunities and the growth of surrounding areas.

Buyers should therefore assess the property for their own requirements rather than relying only on expectations of future appreciation.

For those considering the Agra Plot Scheme 2026, the most important step will be to compare the final price, plot size, location, development status and total ownership cost once ADA releases the official details.
