DDA 544 Flats Scheme has added 544 new flats in Narela, Delhi, with a direct 25% discount under the DDA Karmajeevi Awaas Yojana 2026.
The new flats are located in Pocket 11, Sector A1-A4, and booking will begin on September 14, 2026.
The newly added homes include 256 one-BHK flats in Tower Z and 288 two-BHK flats in Towers N and P. DDA has kept the same eligibility, booking process and other conditions that apply to the existing scheme.
DDA 544 Flats Scheme Booking Date
Online booking for the additional flats will start on September 14, 2026, at 12 noon.
The allotment will follow a first-come, first-served basis through the DDA Awaas Portal, subject to availability.
People already registered under an existing DDA first-come, first-served housing scheme can also be eligible to book these flats.
Applicants should check the scheme rules and their eligibility before making a booking.
The DDA has added these flats after the existing scheme received a strong response.
According to the authority’s circular, more than 60% of the flats initially offered under the scheme had been sold within less than a month of booking starting.
DDA Flat Prices After 25% Discount
The 256 one-BHK flats have a disposal price ranging from around Rs 33.51 lakh to Rs 33.77 lakh after the 25% discount.
These flats have a plinth area of approximately 61.07 to 61.55 square metres, including common areas and balcony.
The 288 two-BHK flats are priced from around Rs 75.55 lakh to Rs 83.58 lakh after the discount.
Their plinth area ranges from approximately 126.54 to 139.99 square metres.
The quoted prices do not include maintenance charges. DDA will separately collect maintenance, conversion and water connection charges at the time of issuing the Demand-cum-Allotment Letter.
Maintenance Charges and Other Costs
For the one-BHK flats, DDA has specified a Rs 75,000 corpus fund and a regular maintenance charge of Rs 1.50 per square foot per month.
The advance maintenance amount for 12 months is expected to be around Rs 11,832 to Rs 11,925.
For two-BHK flats, the corpus fund is Rs 1.50 lakh, while regular maintenance is Rs 2 per square foot per month.
The 12-month advance maintenance amount is expected to range from around Rs 32,690 to Rs 36,164.
Apart from these charges, buyers should also consider stamp duty, registration, DDA-related charges, loan costs and other expenses while calculating the total cost of buying a home.
Who Can Apply for These DDA Flats?
The Karmajeevi Awaas Yojana is aimed at eligible working and retired government employees as well as other categories covered under the scheme.
The eligibility rules, booking amount and application procedure for the additional flats remain unchanged.
The 25% discount can reduce the purchase price, but buyers should not make a decision based only on the discount.
The exact flat location, floor, area, condition, connectivity, maintenance expenses and overall budget should also be checked before booking.
Since the flats are being offered on a first-come, first-served basis, availability may change quickly after booking opens.
Buyers should therefore review the official scheme documents and understand all payment and allotment conditions before applying.
