DDA Introduces New Rules for Flat Buyers under Housing Scheme

The Delhi Development Authority (DDA) has launched the Karmijivi Awas Yojana 2026 for working and retired professionals.

Under the scheme, buyers can purchase 1-BHK, 2-BHK, and 3-BHK flats in Sectors A1-A4, Pocket 11, Narela.

The scheme opened on July 24, 2026, and registrations started the same day. Online flat booking will begin at 12 noon on August 15, 2026, while the scheme will remain open until October 30, 2026.

One of the biggest attractions is a 25% discount on all categories of flats. According to DDA, the discount has been introduced to help more working professionals own a home in Delhi.

However, before booking a flat, it is important to understand the payment rules, cancellation policy, and possession process to avoid financial penalties.

How to Book a DDA Flat

Flat booking will start on August 15, 2026 through the DDA Housing Portal.

Once you select a flat online, you will get 15 minutes to pay the booking amount.

During this time, the selected flat will remain reserved for you and cannot be booked by anyone else.

The booking amount must be paid in one transaction using internet banking, a debit card, or a credit card. Make sure your bank account has enough balance and your transaction limit is sufficient.

If the payment is completed successfully within 15 minutes, the flat will be booked in your name. DDA generally issues the allotment letter within one week.

3-BHK: ₹10 lakh

2-BHK: ₹4 lakh

1-BHK: ₹50,000

What Happens If You Cancel the Booking?

The booking amount will be adjusted against the total cost of the flat.

However, if you cancel the booking, surrender the flat, or fail to pay the remaining amount within the prescribed time, the booking amount will not be refunded and may be forfeited.

DDA has also clarified that the booking amount can be paid from any person’s bank account.

Payment Rules After Allotment

After receiving the allotment letter, buyers must pay the remaining amount within 60 days.

No interest will be charged during this period.

If you miss the 60-day deadline, DDA allows an additional 30-day grace period, but 10% simple annual interest will be charged on the outstanding amount.

What If You Miss the 90-Day Deadline?

If the full payment is not made within 90 days, DDA can cancel the allotment without any further notice.

In such cases, the booking amount may also be forfeited.

If the payment due date falls on a bank holiday, the deadline will automatically shift to the next working day.

A delay of up to two working days may be accepted. Beyond that, restoration of the allotment will depend on DDA’s approval,

and 14% annual penal interest may be charged for the delayed period.

Successful applicants usually receive the Demand Allotment Letter (DAL) online within a week. The information is also shared through SMS and email.

Documents Required Before Taking Possession

Before getting possession of the flat, buyers must upload all required documents online.

These include:

A verified affidavit (Annexure B) with details of citizenship, age, and category.

Consent to become a member of the Residents Welfare Association (RWA).

A declaration that no major changes will be made to the flat without DDA approval.

One valid identity proof such as Aadhaar, Passport, Voter ID, Driving Licence, Government ID, or Photo Ration Card.

What Is Included in the Flat Price?

The flat price includes the plinth area and common areas.

However, maintenance charges are not included.

Buyers will also have to pay the freehold conversion charges and a ₹2,000 water connection fee.

How to Pay the Remaining Amount

The remaining amount mentioned in the Demand Allotment Letter must be paid online through NEFT, RTGS, or net banking after generating an invoice.

The payment can be made from the bank account of the allottee, co-allottee, or an approved close relative.

Any bank or service charges will have to be borne by the buyer.

How to Get Possession of the Flat

To receive possession, buyers must first clear the full payment and complete all documentation.

After that, they must apply for the possession letter on the DDA Housing Portal within 90 days. Delays may attract watch and ward charges.

Once the possession letter is issued online, buyers must collect the possession slip from the concerned engineering department and take physical possession within 60 days.

Failure to do so may again result in watch and ward charges.

Important Things to Know Before Booking

The flat will be handed over in its original condition.

DDA will not entertain complaints related to the flat’s design, construction quality, materials used, pricing, or construction defects after allotment.

For this reason, applicants should carefully read all terms and inspect the flat details before making a booking.
