YEIDA to Launch New Plot Scheme Near Noida Airport

Buying a plot near Noida International Airport (Jewar Airport) could soon become easier.

The Yamuna Expressway Industrial Development Authority (YEIDA) is planning to launch two new residential plot schemes during Navratri (October).

The upcoming schemes will be open for both general category buyers and low-income families (LIG). The authority is also planning to introduce a new eligibility rule to give first-time buyers a better chance of getting a plot.

Two Plot Categories for Buyers

YEIDA will launch the scheme in two categories.

The first category is for Economically Weaker Section (EWS) and Low Income Group (LIG) applicants, offering 40-square-meter plots.

The second category is for general category buyers, with plot sizes ranging from 162 square meters to 300 square meters.

The authority has not yet announced the total number of plots or the application dates. These details will be shared when the scheme is officially launched.

New Rule for Existing Plot Owners

YEIDA is planning to introduce a stricter eligibility rule this time.

Anyone who has already received a residential plot under any housing scheme of Noida Authority, Greater Noida Authority (GNIDA), or YEIDA will not be allowed to apply.

The aim is to ensure that people who have never received a plot get a fair opportunity.

Plots to Be Offered Near Jewar Airport

According to YEIDA Additional CEO Shailendra Bhatia, the new residential plots will be located in Sector 5-A, close to Noida International Airport.

He said the scheme is in its final planning stage, and more information, including the number of plots and application process, will be announced soon.

What Will Be the Plot Price?

At present, the residential plot allotment rate in the YEIDA area is ₹36,260 per square meter.

The final price and other charges will be confirmed once the official notification is released.

Huge Response to the Previous Scheme

YEIDA’s last residential plot scheme, launched in April, offered 973 plots.

It received more than 1.10 lakh valid applications, showing the strong demand for property in the Jewar region.

Why Demand Is Rising

Property demand around the Yamuna Expressway has increased after Noida International Airport started flight operations on June 15, followed by the launch of its cargo terminal on June 17.

Better connectivity, upcoming industrial projects, logistics hubs, and the planned Film City are attracting both homebuyers and investors.

Real estate experts believe property prices in the Yamuna Expressway region could rise further as infrastructure projects continue to develop.
