The UP rent agreement registration fee has been reduced, giving relief to landlords and tenants.
Under the revised fee structure approved by the Uttar Pradesh Cabinet, registering a rental agreement for up to one year with average annual rent of up to ₹2 lakh will cost ₹2,000, including stamp duty and registration charges.
The decision was taken at the cabinet meeting chaired by Chief Minister Yogi Adityanath. The revised structure covers tenancy and lease agreements for periods of up to 10 years and is aimed at making registration more affordable and encouraging formal tenancy agreements.
UP rent agreement registration becomes cheaper
Under the new structure, the stamp duty for an agreement with average annual rent of up to ₹2 lakh is ₹1,000 for a term of up to one year. The registration fee is also ₹1,000, taking the total cost to ₹2,000.
For agreements with annual rent above ₹2 lakh and up to ₹6 lakh, the combined charges will be ₹6,000 for a term of up to one year. For annual rent above ₹6 lakh and up to ₹10 lakh, the combined charge will be ₹9,000.
The revised rates also cover longer rental agreements. For annual rent of up to ₹2 lakh, the total cost is ₹4,000 for agreements above one year and up to five years, and ₹8,000 for agreements above five years and up to 10 years.
New rental agreement charges
For average annual rent between ₹2 lakh and ₹6 lakh, the total registration cost is ₹12,000 for agreements above one year and up to five years, and ₹16,000 for agreements above five years and up to 10 years.
For annual rent between ₹6 lakh and ₹10 lakh, the total cost is ₹20,000 for agreements above one year and up to five years, and ₹26,000 for agreements above five years and up to 10 years. These amounts combine the applicable stamp duty and registration fee.
This means the maximum combined cost under the revised structure for rental agreements with average annual rent of up to ₹10 lakh is ₹26,000 for a term of up to 10 years.
Registration rules for rental agreements
The Uttar Pradesh Regulation of Urban Premises Tenancy Act, 2021 provides the framework for tenancy agreements in the state. The government has also made an online tenancy registration system available under the Act.
Registration is mandatory for leases exceeding one year, and applicable stamp duty and registration fees have to be paid.
The revised fee structure is intended to reduce the financial burden that previously discouraged some landlords and tenants from formally registering their agreements.
For annual rent above ₹10 lakh, the concession applies to the first ₹10 lakh, while the amount above that threshold is charged at the existing rates. The concession does not apply to toll and mining leases.
The revised system is expected to make formal registration more affordable for people renting houses, shops and other eligible premises.
Lower registration costs could also encourage more landlords and tenants to use properly registered tenancy documents instead of relying only on informal rental arrangements.
