Looking to buy a home in Delhi but worried about high property prices? There is some good news for eligible homebuyers.
The Delhi Development Authority (DDA) has extended the booking deadline for its housing scheme till September 30, 2026.
This gives buyers more time to check the available flats, arrange finances and make a decision.
But there is an important catch — the flats are being offered on a first-come, first-served basis. So, waiting until the last date could mean losing the flat you want.
What Is the DDA Citizen Housing Scheme?
The scheme offers flats to serving and retired government employees.
One of its biggest attractions is the discount. Some flats are being offered with discounts of up to 25%.
For people looking for a relatively affordable home in Delhi, this could be an opportunity worth checking, especially as private property prices remain high.
Unlike schemes based on a lucky draw, buyers under the first-come, first-served system do not have to wait for a lottery result.
DDA Adds More Flats in Narela
The scheme has been expanded to include flats in different pockets of Narela.
Initially, flats were offered in Pocket 9 of Sectors A1-A4. Flats were later added in Pocket 6.
DDA also added 1,552 flats in Pocket 13, with bookings for these homes starting from June 1, 2026.
More recently, DDA announced another 1,287 flats in Pocket 3 and Pocket 4 of Sectors A1-A4 in Narela.
With more flats being added, buyers may have more choices. However, availability can change quickly because bookings are on a first-come, first-served basis.
September 30 Is Not a Guarantee That Your Flat Will Be Available
The extended deadline may sound like buyers have plenty of time.
But there is an important point to remember.
September 30 is the last booking date, not a guarantee that your preferred flat will remain available until then.
A particular flat could be booked much earlier.
Therefore, buyers should check the current availability before making any plans.
Don’t Get Carried Away by the 25% Discount
A 25% discount can look very attractive at first.
But the discounted flat price is not the only expense you need to consider.
Buyers should also calculate costs such as:
Stamp duty and registration
Applicable taxes
DDA charges
Maintenance expenses
Electricity and water-related costs
Home loan interest and other charges
The real question is not just, “How much discount am I getting?”
It is, “How much will this home actually cost me after all expenses?”
Is Narela a Good Location for You?
The price may be attractive, but location matters just as much as the cost.
Before booking a flat in Narela, check how long it will take you to travel to work.
Also look at the availability of public transport, schools, hospitals, markets and other essential services nearby.
A cheaper home can become difficult to manage if daily travel takes several hours.
Who Should Consider This Scheme?
First-Time Homebuyers
People buying their first home may find the scheme worth considering if they are eligible and are looking for an alternative to expensive private projects.
Buyers With Stable Income
Those with a regular income who can comfortably manage the down payment and future EMIs may also consider these flats.
However, the location should work for their daily needs.
People Planning Long-Term Living
If you are planning to live in the home for many years, the scheme could be considered.
But don’t make the decision only because of the discount.
Check the flat, location, connectivity, facilities and total cost before booking.
Should You Book a DDA Flat?
The extended deadline gives eligible buyers more time, but first-come, first-served means the best options may not wait until the last date.
Before booking, inspect the flat and check its location and condition.
Most importantly, calculate the complete cost and make sure the EMI fits comfortably within your monthly budget.
A big discount can make a home look affordable — but the right home is one you can comfortably afford even after adding all the extra costs.
