People buying or selling land in Bihar should now pay attention to a major rule change. The Bihar government has introduced a new land registration system to make property deals safer and more transparent.
Under the new rule, land cannot be sold without a verification report from the concerned Circle Officer (CO). The new system will come into effect from May 21.
How the New System Will Work
Under the new process, sellers will first need to upload all land-related documents on the online portal. Once the documents are uploaded, a separate CO section will automatically appear.
The seller must then mention the zone or area where the land is located. After this, the concerned CO will directly receive the details for verification.
The CO will have to inspect the land and submit a report within 10 days. Only after this report is submitted will the land sale process move forward.
According to District Sub-Registrar Girish Chandra, all COs have already been trained for the new system. They have also received official IDs and passwords to ensure smooth registration work.
Buyers Will Get Full Land Details Before Purchase
The biggest benefit of the new system is that buyers will get complete information about the land before registration.
The CO’s report will clearly mention:
Whether the land is private or government-owned
Whether there is any dispute related to the land
Whether the submitted documents are genuine
Whether the seller’s claim over the land is valid
This is expected to reduce land fraud, fake registrations, and illegal property deals across the state.
What Happens If the CO Delays the Report?
If the concerned CO does not submit the report within 10 days, the buyer can still continue the process using the information already uploaded on the portal.
However, in such cases, responsibility will be fixed on the concerned officer to prevent negligence and unnecessary delays.
Officials believe the new system will make land buying and selling much easier, safer, and more transparent for people across Bihar.
