Buying a home in Delhi can be expensive, but the Delhi Development Authority (DDA) has launched a housing scheme that could make it more affordable for certain groups.
Under the DDA Karmajeevi Awas Yojana 2026, eligible applicants can buy ready-to-move-in flats with a 25% discount.
The flats will be allotted on a first-come, first-served basis, so interested buyers need to apply and select their preferred flat quickly.
Where Are the DDA Flats Located?
The flats under this scheme are located in Narela, North-West Delhi, in Pocket 11 of Sectors A1 to A4.
A total of 1,224 flats are available:
384 1-BHK flats
432 2-BHK flats
408 3-BHK flats
The approximate carpet area of the 1-BHK flats is 60-61 square metres, while 3-BHK flats range from around 164 to 184 square metres.
Who Can Apply for These Flats?
The scheme is open to adult Indian citizens who fall into the eligible categories.
The first category includes serving and retired regular employees of:
Central and state governments
Public sector undertakings
Autonomous bodies
Public sector banks
Local bodies
Government universities
Government hospitals
The second category covers professionally qualified people such as doctors, lawyers, chartered accountants, architects, planners, engineers, scientists and teachers.
Interestingly, applicants who already own a property are also allowed to apply.
According to the information provided by DDA, eligible buyers can even purchase multiple flats across different categories, subject to the scheme’s rules.
How Much Booking Money Is Required?
Applicants need to pay a booking amount depending on the type of flat they select.
1-BHK: ₹50,000
2-BHK: ₹4 lakh
3-BHK: ₹10 lakh
The booking amount will later be adjusted against the final price of the flat.
However, there is an important point to remember: the booking amount is non-refundable if the applicant cancels the booking.
Applicants also need to pay a ₹2,500 non-refundable registration fee.
When Can You Apply and Book a Flat?
Online registration for the scheme began on July 24, 2026, through the DDA Housing Portal.
Flat bookings are scheduled to begin on August 15, 2026.
Once an applicant selects a flat, the booking amount must be paid online within 15 minutes.
The scheme will remain open until October 30, 2026, or until all available flats are sold, whichever comes first.
Since allotment is on a first-come, first-served basis, waiting too long could mean losing the preferred flat.
What Documents Will You Need?
Government and PSU employees need to provide documents such as an employee or pensioner identity card or employer certificate, along with a salary slip or Form 16.
Professionals need to submit their degree certificate and professional registration certificate.
They may also need to provide their latest ITR along with an employee identity card or employer certificate, as applicable.
Applicants should keep the required documents ready before starting the registration process.
What If You Cannot Pay the Full Amount on Time?
Successful applicants must pay the remaining amount within 60 days of receiving the Demand-cum-Allotment Letter.
If the payment cannot be completed within these 60 days, an additional 30-day grace period is available.
However, 10% simple interest will be charged during the extended period.
