Government to launch SWAMIH-2 Fund Soon

The government is preparing to launch the SWAMIH-2 fund to help complete stalled housing projects across the country.

The main aim of this initiative is to support middle-class homebuyers and speed up investment in projects that have been delayed.

The funding process under this scheme is expected to begin soon, which will help accelerate home construction and ensure timely project completion.

Major Relief for Homebuyers

According to government sources, the ₹15,000 crore SWAMIH-2 fund is expected to benefit around one lakh middle-class homebuyers.

This scheme will help people who have taken home loans and are regularly paying their EMIs but are still unable to get possession of their homes due to stalled projects.

An initial amount of ₹1,500 crore was already allocated for this fund in the Union Budget 2025–26. The fund will help secure homebuyers’ investments and release money that is currently stuck in unfinished projects.

Focus on Nearly Completed Stalled Projects

The SWAMIH-2 fund is mainly meant for housing projects that are close to completion but have been delayed due to a lack of funds.

These projects will receive last-stage funding, which will allow construction work to restart quickly and be completed on time. This will ensure that homebuyers finally receive their homes without further delays.

Structure and Management of the Fund

The structure of the SWAMIH-2 fund is currently being finalized, and official approval is expected soon.

The fund will operate as an Alternative Investment Fund (AIF) and will be managed by SBICap Ventures Limited, a company under the State Bank of India Group.

The sponsor of the fund will be the Secretary of the Department of Economic Affairs under the Ministry of Finance.

Similar to the SWAMIH fund launched in 2019, this initiative aims to complete stalled housing projects and restore confidence among both homebuyers and investors.
