UP Government launches affordable Housing in Ghaziabad

With home prices rising in NCR, the Uttar Pradesh government has introduced a new project aimed at the middle-class homebuyer.

The Sapna-2 housing scheme in Mandola Vihar, Ghaziabad, offers 3 BHK flats starting below Rs 35 lakh.

Applications opened on October 31, 2025, and will remain open until January 31, 2026.

Buyers who complete payment within two months can avail a 15% discount, making the flats even more affordable.

Project Details and Pricing

The Sapna-2 project consists of multi-storey flats built on a G+3 model (three floors above the ground floor) with 225 units.

Each flat measures approximately 86.04 sq meters (926 sq ft).

Price Range: Rs 34.48 lakh – Rs 38 lakh

Early Payment Discount: Paying the full amount within 60 days can reduce the cost of a Rs 35 lakh flat to Rs 33 lakh, saving up to Rs 5 lakh

Payment Within 2–3 Months: Up to 10% discount, bringing the price to around Rs 31.5 lakh

How to Book

Booking a flat is simple and flexible:

Pay 5% of the flat price to reserve your unit

Possession is granted after paying 50% of the total cost

Government employees and paramilitary personnel can take possession by paying just 25% upfront
